30% deposit charged at booking to secure dates.

Remaining 70% charged automatically 60 days before check-in.

If this charge fails and the outstanding balance is not settled by the guest within 72 hours, the booking will be cancelled, and the deposit will be retained.

CANCELLATION POLICY

Up to 61 days before check-in:

― 30% deposit refunded minus the card handling fee.

60 days or fewer before check-in:

― 100% non-refundable.

Date changes:

― Free up to 61 days before arrival (subject to availability).

― Requests made inside 60 days are treated as cancellations.

OTHER THINGS TO NOTE

The second-floor bedroom is exclusively available to groups of three or more guests. Smaller groups may use it for an additional €25/night, payable at check-in.

Late arrivals after 21:00 are subject to a €30 check-in fee.

Smoking and bringing animals inside the property is strictly prohibited.

A staircase connects the three levels, with two small flights (6 steps each) between each floor, which may make the property unsuitable for guests with limited mobility.
